Patrons to bone up on rib options at Trafalgar Lane

Casual dining restaurant Ribs & Burgers has signed the first retail lease at Pellicano’s $85 million mixed-use development Trafalgar Lane, at Woolloongabba.

It will be Ribs & Burgers’s second Brisbane restaurant following the success of its James St eatery.

A co-venture between Seagrass Boutique Hospitality Group and Pony Dining, Ribs & Burgers has a 10-year lease with options and will occupy 202sq m, including indoor space and external seating, in the industrial-style urban laneway opposite the Gabba.

The laneway connects Stanley and Trafalgar streets, at the base of the residential tower, which features raw industrial finishes and should open by March next year.

Pellicano Queensland development manager Michael Kent said the laneway was designed by the people behind Melbourne’s Prahran Hotel, Techne Architects.

He said it offered businesses prime position with a captive audience of about 450,000 patrons who attended sporting events at the Gabba annually, plus thousands of workers in the area.

“They will also benefit from a captive residential population, with 147 apartments sitting atop the laneway and a further 214 completed apartments, 265 under construction and more than 800 apartments to be developed across Pellicano’s Woolloongabba portfolio, all within walking distance,”Mr Kent said.

Mr Kent said just five retail tenancies remained available, which ranged between  45sq m and 372sq m, with leasing rates starting at $750/sq m.

“There has been strong interest from a range of service providers and we anticipate that we will be able to announce further key leasing deals that are currently under negotiation in the coming months,” he said.
