Pellicano signs WOTSO and Regus across Melbourne portfolio
WOTSO and Regus will both open new locations within Pellicano-owned precincts this month, taking a combined 1,300sqm of space at Dandenong South and Moorabbin.
Private developer Pellicano is backing coworking as an increasingly valuable part of the commercial property mix, securing two major flexible workspace operators across its Melbourne portfolio.

Pellicano Managing Director Nando Pellicano told COMMO the deals reflected a broader opportunity to partner with aligned coworking operators to add flexibility and amenity to commercial and mixed use precincts.
“The way businesses use office space has changed, but that doesn’t mean the office is becoming less important. Businesses are simply looking for more flexibility in how and where they use it,” Mr Pellicano said.
“By partnering with experienced operators whose offering complements the broader precinct, we can give our tenants access to meeting rooms, project space, overflow workspace and event facilities as and when they need them.
“The benefit extends well beyond the coworking tenancy itself. Done well, it becomes another layer of amenity for the entire business community within an asset.”
ASX-listed coworking operator WOTSO has committed to over 477sqm on the ground floor of M1 Hub at Pellicano’s M1 Industry Park in Dandenong South.
The location will become WOTSO’s fourth Victorian flexible workspace and forms part of its ‘Work Local’ strategy, which targets suburbs and regional centres where quality flexible office space is limited and workers would otherwise face a significant commute.
WOTSO Regional Manager Millie Davies-Rowe told COMMO the Dandenong South location represented an important step in the operator’s suburban expansion.
“We’ve been looking for more locations in Melbourne and are excited about Dandenong South which is in the heart of a major residential and business growth area with great road access and parking,” Ms Davies-Rowe said.
WOTSO Chief Executive Jessie Glew told COMMO landlords were increasingly recognising the role coworking could play within their assets.
“There is increasing recognition among landlords about the benefits of coworking spaces, which bring life and activity to buildings and precincts,” Ms Glew said.
WOTSO currently has 40 locations open across Australia and New Zealand, with another four in the pipeline. Its Dandenong South fitout is almost complete, ahead of a September opening.
At Pellicano’s Parkview Estate in Moorabbin, global flexible workspace operator Regus has committed to 832sqm on Level 2 of 424 Warrigal Road, also scheduled to open in September.
IWG Regional Director Dayle Parkins told COMMO the partnership with Pellicano reflects growing demand for flexible workspace in suburban business precincts.

Mr Pellicano said selecting the right coworking partner was critical to making the model successful.
“It needs to be an operator that understands the market and complements the businesses already within the precinct,” he said.
“For us, these partnerships are another way of making our precincts more useful to the businesses already there, while also introducing new people and activity into the asset.”
Both WOTSO Dandenong South and Regus Moorabbin are expected to open this month.
