The first apartments will be released next month in the initial residential tower to be built as part of a new $550 million seven-tower masterplanned urban centre at Woolloongabba.

Among the plans for the new precinct are a cinema, childcare centre, boutique hotel and supermarket.

Set on a 2.1ha site, South/City/SQ will be focused around a 5,000sqm central square with the apartment buildings to feature basement parking and ground-floor retail space.

While a cinema operator is yet to be locked in, developers are in discussion with several parties who are said to be showing considerable interest.

And although an opening date will be subject to finalising a deal, the cinema is expected to be launched early in the project.

The joint Pellicano Group and Perri Projects development is likely to eventually yield a 1,000-apartment village to be constructed over several stages.

Pellicano Queensland development manager Michael Kent said South/City/SQ was within the Woolloongabba Centre Neighbourhood Plan and it would define the area as a destination and meeting place.

“With it’s inviting layout, central green area and vibrant social spaces, South/City/SQ has been designed to be so much more than a collection of apartment buildings,” he said.

“It is set to become a lifestyle destination for Brisbane with the provision of quality services and amenity for residents and the wider community.”

The project has been designed by a high-powered team including DBI and Woods Bagot behind the masterplan and retail design, with Oculus driving the urban design and landscape architecture.

The first building, to be built on the corner of Logan Road and Deshon Street, will feature 118 one, two and three bedroom apartments across 14 storeys.

Apartments in the $65 million One South City building will include European Oak timber floors, feature lighting, Ilve appliances, ducted air conditioning and stone benchtops. Mr Kent said the apartments would feature floor-to-ceiling windows and balconies that were a natural extension of the indoor living and dining spaces.

“The apartments will offer sweeping views of the CBD, the Gabba, South Bank, Moreton Bay, Mt Coot-tha and Brisbane’s southern and eastern suburbs,”he said. “As this first building is on the northern edge of the precinct, future stages in the masterplan can never interrupt these views.”

One South City will feature a residents’ club with a rooftop garden and entertainment areas including a pool, spa, lounge, barbeque, teppanyaki bar and dining areas. Prices will range from $345,000 – $699,000.
